Building Management System (BMS) Control Audit

This involves reviewing the control strategies for all components to ensure they are correctly aligned to the operational needs of the building. This will ensure that:

  • Equipment is being turned on and off at the correct times;
  • Obsolete or redundant equipment is not on the system;
  • Economy cycles are operating effectively;
  • Outside air cycles are working as they should;
  • Dampers and actuators are responding correctly.


One of the issues we typically find is that changes are made to the control system and/or control strategies in isolation to the mechanical systems. In extreme cases this ends up with the control system causing the mechanical system to operate in ways it wasn’t originally designed to do resulting in wasted energy.


Case Study - BMS Controls Audit


We recently investigated the controls system in a Perth shopping centre and found that almost every item of equipment had some sort of controls anomaly caused by incorrect readings, programming, control logic, operation, maintenance and calibration. These errors were estimated to be costing the owners a minimum of 15% additional energy consumption for the HVAC plant per year.
