VALUING GREEN
How green buildings affect property values and
getting the valuation method right

"The Green Building Council of Australia has released a new ground-breaking report, Valuing Green, which considers how green buildings affect property values and how valuers can get the valuation method right.

"In only a short few years, Green Star buildings have captured serious attention, now accounting for as much as 30% of the new building market.

"Investors, owners, managers and developers in Australia overwhelmingly confirm that 'Green Value' is starting to have an impact on property valuations through lower building operating costs, ease of sale and rent, tenant retention and improved overall occupancy rates. There is a strong industry consensus that Green Star buildings will outperform conventional buildings in coming years.

"It is highly likely that a two-tiered market will emerge, with Green Star buildings attracting premiums and/or existing assets being discounted."

GREENING YOUR BUILDING
A toolkit for improving asset performance

"Greening Your Building, A Toolkit for Improving Asset Performance is a guide for building owners and facility managers. It contains over 70 management, maintenance and refurbishment initiatives designed to improve your building’s environmental performance and at the same time reduce operating costs.

"Included in the toolkit is a summary of each initiative with information about potential benefits, risks, the process of implementation, payback periods and approximate costs as well as directions on where you can find more detailed information.

"The initiatives are also cross indexed by their Environmentally Sustainable Design (ESD) categories. These categories align with the Green Building Council of Australia’s Green Star categories, and allow users to easily identify the impact of each improvement.

BUILDINGS AND CLIMATE CHANGE
Status, Challenges and Opportunities

"Significant gains can be made in efforts to combat global warming by reducing energy use and improving energy efficiency in buildings.

"The right mix of appropriate government regulation, greater use of energy saving technologies and behavioural change can substantially reduce carbon dioxide (CO2) emissions from the building sector which accounts for 30-40 % of global energy use, says a new report from the United Nations Environment Programme (UNEP) Sustainable Construction and Building Initiative (SBCI).

"The new report,
Buildings and Climate Change: Status, Challenges and Opportunities, says many opportunities exist for governments, industry and consumers to take appropriate actions during the life span of buildings that will help mitigate the impacts of global warming."
